API Chief Economist shares update on new housing supply
Latest analysis of ABS Building Activity Report
The latest Building Activity figures from the Australian Bureau of Statistics for the September quarter of 2025 highlight that housing supply is still tight. Across Australia, 45,328 new dwellings were completed—falling short of the average quarterly target of 60,000 as per the National Housing Accord’s overall target.
All states and territories reported completions below their population-adjusted targets, from ACT (3% below) to Tasmania (53% below). While most regions are tracking similarly to FY24-25, the Northern Territory’s shortfall has improved, narrowing from 82% to 29%.
Looking ahead, new dwelling commencements suggest some improvement may be coming, though current levels are still insufficient to meet the Accord’s five-year target of 1.2 million new homes.
