Before any lender sees your file, I model the deal across multiple serviceability scenarios, map the security and facility structure end-to-end, and pre-empt every question the bank’s credit team will ask. The analysis I used to run inside the banks — now done before the application, not after the decline.
I also publish open analysis on the questions borrowers actually ask — how construction loans are calculated, how APRA’s DTI cap affects mid-market borrowers, why working capital isn’t a solution to a cashflow problem, and the order of operations for getting commercial finance right. Same thinking my clients get when we work on their file — written down, with worked examples, so the reasoning is visible.
