Provisional Membership with Residential Property Valuer
Provisional Membership with Residential Property Valuer is a practising level of API membership designed specifically for those working in residential property valuation.
All applicants for Provisional Membership with Residential Property Valuer are required to meet the API’s Educational and Experience requirements, complete part of the API’s Future Property Professionals Program and the pass the Competence test.
|Educational||All applicants must meet the API’s academic entry criteria|
|Experience||All applicants must have at least one year of full time or equivalent residential valuation experience achieved within the two years immediately prior to the date of application|
|Competence||All applicants are required to sit for and successfully pass a Professional Interview|
|Future Property Professionals (FPP)||All applicants are required to successfully pass the FPP Program to the Provisional Membership with Residential Property Valuer level.|
Provisional Members with Residential Property Valuer are identified by the post-nominal PMAPI and they use Residential Property Valuer under their name when signing reports.
Provisional Membership with Residential Property Valuer is the first practising level of membership within the API. Provisional Members with Residential Property Valuer receive unrestricted access to the Institute’s full range of services including member rates on all of our professional development and networking events.
Provisional Members with Residential Property Valuer are limited in the work that they can undertake without supervision. For more information, see the API’s definition of “Residential Property”.

What documents will you need to complete your application?
|A copy of your official Academic Transcript which shows your course completion.|
|Three Referees are required. Each of your Referees will need to complete a Referee Report which can either be returned direct to the API or to the applicant to submit with their application. Referee Reports must be dated within the three months prior to the date of application.|
|a.||Three valuation reports are to be submitted by applicants.|
|b.||Each valuation report must have been completed within the six months prior to the date of application.|
|c.||One of the work samples may be a short form valuation report, however, the applicant will need to have solid background information and knowledge on any short form report submitted.|
|d.||Two valuation methodologies (eg direct comparison and cost) must be illustrated in the valuation reports submitted.|
|e.||Work samples are required to be uploaded during the application process. Please upload your work samples as pdf files. Hard copy work samples are not required.|
|f.||Each work sample must include a Letter of Certification signed by the applicant and the supervisor. (This letter can be found below under the Resources heading). The letter must state:|
|i.||the address of the property|
|ii.||the level of involvement by the applicant in the creation of the work sample|
|iii.||that the work sample was completed in accordance with the Australian and New Zealand Valuation and Property Standards.|
|Applicants must log at least one year of residential valuation experience. A new Experience Journal needs to be commenced when your supervisor changes or each quarter, whichever comes first. Applicants are required to record valuation/task/job from the most recently undertaken and work backwards to cover the required experience period.|
|5.||Future Property Professional|
|Applicant must have completed the Future Property Professionals program to at least the Provisional Membership with Residential Property Valuer level.|
What steps are involved in applying for Provisional Membership with Residential Property Valuer?

|a.||Supplying information related to your application|
|5.||Once all of the steps listed in your My Portal have been completed, submit your application.|
|6.||The API will contact you with further information detailing the remaining steps, including your Professional Interview, once a review of your application has been completed.|
