APREF Research Series Episode 4 – Trending and Bending – Does it work

It is not unusual to see simplified methods of the cost approach used in a mass appraisal or valuation of an extensive list of assets: professional valuers call it ‘trending and bending’. It is a shortcut used to arrive at the replacement cost of market value by indexing the historical cost of the assets based on data in the asset register.

The use of indexing may be justified if the client’s historical costs are the best indication of value at some point in the past, or it could be the last resort of a valuer when individual asset records cannot be properly identified. It may be an expedient alternative when individual assets are immaterial, and the client does not see value in paying for a cumbersome but irrelevant analysis.

On the other hand indexing can be fraught with danger when a significant line item (or a number of line items with a high relative cumulative cost cannot be identified) and therefore an appropriate index cannot be applied.

Rodney Hyman AM LFAPI - Expert Valuations
Rodney Hyman AM has been a leader in asset management for more than four decades. He started his business career practising law but soon moved into the then family business, rising to executive chairman over succeeding years. Rodney’s career eventually led to Australia’s largest plant and machinery valuation practice which he sold to Aon in 2014. Rodney now specialises in expert witness reports and complex valuations for tax especially for consolidation and transfer duty in all Australian jurisdictions.   Rodney has a lifetime of service to the community as a director of Disaster Relief Australia Ltd, variously board member, vice-President and Treasurer of the NSW division of the Australian Property Institute, as board member and then Chair of the Machinery Faculty at RICS, past Board member of and now adviser to the International Plant and Machinery Valuation Conference and convenor of international conferences in Sydney and London, General Franchise Deputy at the NSW Jewish Board of Deputies, Member of the fund raising committee for the Parramatta Mission, member of the Australian Valuation Standards Board to name a few. In 2012 Rod was elected as a Member of the Order of Australia for services to his profession and the community.   Rodney is also a Life Fellow of the Australian Property Institute.
Alexander Lopatnikov ASA MRICS - Managing Partner, AAR LLC (previously American Appraisal Russia)
Alexander Lopatnikov is a Managing partner at AAR (Previously American Appraisal Russia). For more than 20 years as a Managing Director of American Appraisal Russia he completed numerous valuation and advisory projects for international publicly traded and private companies, private equity funds, and financial institutions from Europe, Americas, Africa, China, Asia Pacific and CIS.   Mr. Lopatnikov experience includes providing valuation and advisory services for buy/sell, financing, litigation support, financial reporting under IFRS and US GAAP, as well as risk management purposes. Mr. Lopatnikov has been involved in valuation and expert work for arbitrations at the LCIA. He prepared reports as a Competent Valuer for the Hong Kong stock exchange IPO listings.   Alexander Lopatnikov is a senior accredited member of the American Society of Appraisers (Business Valuation) and a member of RICS. He was part of an international experts group engaged by IVSC to develop international valuation standards and guidance notes for extractive industries and the application of the Cost Approach to valuation. Mr. Lopatnikov was also involved in developing various guidance notes published by RICS, including business valuation and intangible assets valuation.   Alexander Lopatnikov authored over 30 articles on valuation and value measurement. His latest publications and speeches addressed value measurement, valuation accuracy, valuation for financial reporting, and valuation in extractive industries. He is a frequent speaker at international conferences and a chairman of the International Valuation Conference (IVC). Alexander Lopatnikov teaches value management courses at an MBA School of the State University of Management in Moscow, Russia, and before that at the Finance University in Moscow.
