Who is the API

The Australian Property Institute represents approximately 8,600 property professionals throughout Australia and overseas. API members include residential, commercial and plant and machinery valuers, property advisers, property analysts and fund managers, property lawyers, and property researchers and academics.

The Institute’s primary role is to set and maintain the highest standards of professional practice, education, ethics and professional conduct for its members and the broader property profession.
 

Background

The Australian Property Institute (API) was originally formed in 1926 as the Commonwealth Institute of Valuers. The Institute has undergone several name changes over the last century as the array of services offered by its members expanded.

Today the API represents the interests of more than 8,600 property professionals throughout Australia. API members include residential, commercial and plant and machinery valuers, property advisers, property analysts, property fund and asset managers, property facility managers, property lawyers, and property researchers and academics.

The Institute’s primary role is to set and maintain the highest standards of professional practice, education, ethics and professional conduct for its members and the broader property profession.
 

Key Industry Role

The Institute is committed to building and maintaining a strong base for the future of the property profession through broadening the expertise and knowledge of membership.

The Institute is highly regarded and respected throughout Australia and in some states government regulations specify that property professionals must belong to a member association such as the API. Many leading Australian financial institutions also require property professionals who carry out mortgage valuation work to be members of the API.

API produces a range of leading property publications, including the Australia and New Zealand Property Journal, and other professional and educational texts, such as the Australia and New Zealand Property Valuations Manual and Valuation Principles and Practice.

The Institute also develops software packages, such as PropertyPro which provides a proforma template for residential mortgage valuation work. This proforma is the preferred format for the majority of Australia’s leading financial institutions.

Who are the Members

The Australian Property Institute (API) is the preferred Property Professional Membership association in Australia. The API comprises of approximately 8,600 members, covering all property industries in Australia.

International Involvement

The API is at the forefront of unifying entry and educational standards for the property profession worldwide. The Institute is a leading member of the World Association of Valuation Organisations.

The Institute has reciprocity agreements with:

Appraisal Institute of Canada Hong Kong Institute of Surveyors (General Practice Division) Property Institute of New Zealand
Royal Institution of Chartered Surveyors (General Practice Division) Singapore Institute of Surveyors and Valuers (General Practice Division)

API Organisational Chart

The Australian Property Institute (API) is a not-for-profit organisation, with a National Office based in Canberra and seven Divisional offices across Australia in ACT, NSW, QLD, SA, TAS, VIC and WA.

The Institute’s strategic direction is governed by a National Council, comprised of the National President and one councillor from each State or Territory Division. API’s National Council oversees the management and operations of the Institute and is effectively the Institute’s Board of Directors.

Australian Property Institute Valuers Limited

The Australian Property Institute Valuers Limited is a company established by the Australian Property Institute (API) as a special purpose company, the membership of which is restricted to members of API who undertake valuations of real property and the purpose for which it is established is to procure registration of the Company for the benefit of its members under the Capped Liability Scheme operated by the Professional Standards Council and pursuant to professional standards legislation in various jurisdictions across Australia.

The Scheme will apply to all members of the Australian Property Institute Valuers Limited.  A condition of membership of the Australian Property Institute Valuers Limited is that a person must also be a member of API and therefore the following members of API will be eligible for the scheme;

Life Fellow Member (who hold the certification of Certified Practising Valuer),
Fellow Member (who hold the certification of Certified Practising Valuer),
Associate Member (who hold the certification of Certified Practising Valuer),
Provisional Member (who hold the designation of Residential Property Valuer),

 

In addition, only members of API who reside in Australia and undertake the valuation of real property will be members of the Australian Property Institute Valuers Limited.

The Australian Property Institute holds the view that only Provisional Members who hold the designation of Residential Property Valuer have the requisite knowledge and experience to undertake valuations of residential property in their own right.  In addition the Australian Property Institute holds the view that only Associate, Fellow and Life Fellow Members who hold the certification of Certified Practising Valuer (CPV) have the requisite knowledge and experience to undertake valuations of all classes of property/assets in their own right.
